Platform Update: Introducing the New Property Details Page

We’ve just updated the Property details page for all loans on Housemartin. The aim is simple: make the information easier to read, while keeping the same depth of detail.
You can see the difference at a glance in the example above: the same core information, now grouped more clearly and presented in a more concise, intuitive way.
A Simpler Property Details Page
Investors told us the old Property details page could sometimes feel like information overload, especially for newer users. We’ve taken that feedback on board and redesigned the page to make it easier to scan, easier to understand, and easier to navigate.
All of the key information is still there, including documents, updates, financial information, valuation data and orderbook details, but it has been grouped into clearer sections so you can find what you need more quickly.
Net Price and Gross Price Are Now Just “Price”
We have also simplified how prices are shown on the platform. Instead of showing both net price and gross price, we now show a single Price.
This new Price is effectively the figure previously labelled gross price. Nothing has changed in the way trades work; this is simply a clearer label that we believe will reduce confusion, particularly for newer investors.
New Hometrack Valuations
The updated Property details page also introduces Hometrack valuations for eligible properties. Hometrack is a subscription automated valuation model that produces a property‑specific estimate for each house. When we run a valuation, we pass Hometrack the key details we hold about that property – for example bedrooms, reception rooms, year built, parking, floor area etc – and the model compares it with thousands of similar nearby transactions and mortgage valuations to estimate a current value, rather than simply applying a broad price index for the area. The whole process is desktop‑based, so it does not involve a physical inspection.
Where available, Hometrack gives a more granular and property-level indication of value, which we believe is more helpful to investors when viewing and comparing opportunities.
We currently run Hometrack valuations for properties that are not HMOs or blocks of flats. HMOs and blocks of flats continue to rely on the filtered Land Registry HPI approach, because those property types are valued on a different basis and the Hometrack model does not reliably support them.
Hometrack valuations are refreshed approximately every three months, rather than monthly, because each valuation carries a cost and running them more frequently would not usually add meaningful insight given how slowly physical housing markets tend to move over short periods.
Risk Rating Changes
For properties where Hometrack now applies, the Hometrack valuation is also used in the risk rating calculation instead of the HPI-based valuation input. As a result, some properties have seen a change in their published risk rating.

These changes reflect an update in our valuation methodology, not a change in the underlying properties themselves – the assets, leases and tenants are unchanged; only the way we measure and express risk has been refined.
Temporary 24‑hour Pause for Affected Markets
To ensure all investors have time to digest the new information on a level playing field, trading has been suspended in the relevant properties for 24 hours. During this period you can still view the updated Property details pages and risk metrics, but you will not be able to place new buy or sell orders. Trading will then resume as normal using the updated valuation inputs and risk framework.
